This project included full A-E design and construction administration services for the 152,142 SF renovation of McAlister Residence Hall at the College of Charleston.
The first phase the project included a Building Envelope and Structural Investigation along with a preliminary design effort (15% Design) that addressed the exterior building envelope issues, exterior walkways, interiors of select rooms, structural, HVAC, and select shower fixture deficiencies.
The second phase of the project used the first phase planning documents to complete the procurement documents (100% Plans and Specifications), enabling the award of a Construction Management at Risk (CM-R) contract. The design consisted of a new roof, exterior stucco system, windows, and exterior walkway railings and gates; interior design (new durable flooring, kitchen cabinetry with laminate countertops, painted walls and ceilings, and showers); new steel frames to support new mechanical equipment on the roof; new chilled water system; new water heaters; new plumbing fixtures; electrical lighting fixture replacement; new 100A roof-mounted panels fed from various distribution panels throughout the building; new variable frequency drives; new wet-pipe sprinkler piping in various locations; new sprinkler heads throughout the building; and a new emergency responder coverage radio system
Construction administration services was also performed on the renovation project.
